Most of the central AC systems we service in West Vancouver were added in the last five to eight years, to homes that were built long before cooling was common here. The equipment is young, but it was installed into houses with older ductwork, older electrical panels and outdoor pad locations chosen for convenience rather than airflow. When one of these systems stops cooling, the failed part is usually inside the outdoor unit, but the reason it failed often traces to how the system was set up. The British Properties, Caulfeild and Cypress Park have larger homes with larger cooling loads, and the outdoor units serving them run more hours on a hot day than the same equipment at the waterfront. Longer refrigerant line runs between the outdoor unit and the indoor coil are common on hillside homes, and the condenser often sits on a terraced pad below the main floor where access for service needs planning. A system that ran well for its first eight or ten years and now cannot hold temperature on the hottest afternoons is usually not undersized. It is usually a condenser coil that has lost airflow, a refrigerant charge that has dropped from a slow leak at a joint in the refrigerant lines, or a compressor capacitor that can no longer deliver the startup charge the motor needs. West Vancouver's streets are lined with mature fir, cedar and hemlock. All summer those trees drop needles, leaves, seeds and pollen onto outdoor AC units. The material accumulates on the condenser coil and restricts the airflow the unit needs to reject heat. As the coil loads up, the compressor runs hotter and the electrical components inside the cabinet wear faster. A garden hose on low pressure, aimed from the inside of the coil outward, clears most of it. Do it twice a summer and every part inside the cabinet lasts longer. When a coil has gone years without cleaning, the compressor runs close to its thermal limit on hot days, and that is when capacitors and contactors fail. We check coil condition on every diagnostic visit.
The diagnostic starts at the outdoor unit and works inward. We check the condenser coil for debris and airflow, test the capacitor and contactor under load, confirm the refrigerant charge, and then move inside to the coil and the blower. On the hillside systems with long line sets, we look at every joint for signs of a slow leak. An AC system fails in two ways. Electrical faults are sudden: the outdoor unit will not start, or it hums for a few seconds and stops, or the breaker trips when it tries to run. These are capacitor, contactor and fan motor failures, the parts that start and run the compressor and fan, and they are the least expensive repairs. Refrigerant problems are gradual: the system runs but the house never quite reaches temperature, the outdoor unit runs longer each day than it did last summer, or there is ice on the refrigerant line where it enters the house. These are slow leaks at line-set joints or at the coil, and they cost more to find and fix.
The two kinds cost differently to fix, and the diagnostic tells you which you have within the first few minutes at the outdoor unit. On the hillside homes in the British Properties and Caulfeild, where the refrigerant line may run 15 or 20 metres between the pad and the furnace, slow leaks at the joints are the most common cause of gradual capacity loss, and the diagnostic includes checking every one of them. It depends on what changed. If the system cooled the house fine last August and cannot hold temperature this August in similar weather, it has lost capacity: fouled coil, low refrigerant, or restricted airflow inside. If this is the first summer with the system and the house is holding within two or three degrees of the setting on the hottest afternoon of the year, the system is doing what it was sized for. West Vancouver homes with large west-facing glass in Dundarave and Horseshoe Bay take more cooling than the square footage suggests, and a system sized without that in mind will run all day on a hot afternoon and still feel short. Ice on the indoor coil almost always traces to restricted airflow: a plugged filter, a failing blower, or closed registers in enough rooms to restrict the air moving across the coil. Less often it is a low refrigerant charge from a slow leak. Either way, turn the AC off and let the ice melt before calling, because running it frozen risks the compressor. Switch the fan to on at the thermostat to speed the thaw. The diagnostic identifies the root cause once the coil is clear.
Repair if the system is under 12 years old and the failed component is affordable relative to the system's remaining life. Replace if the compressor has failed, if the system uses R-22, the older refrigerant that is no longer made, and has a leak, or if this is the third repair in two summers.
