Most of the gas fireplaces we service in the British Properties, Caulfeild, and Cedardale went in during a renovation 25 or 30 years ago and have not been opened since. They are standing-pilot units from Valor, Montigo, Majestic, and Regency, running on the same thermopile, pilot assembly, and gasket they were built with, in homes where the owners have been in place long enough that the fireplace has never come up as a problem. A standing pilot that has burned for 30 winters still works most of the time. What wears out is the thermopile. Its output drifts down year by year until one October the burner lights, runs for a minute, and drops out, and a fireplace that never needed anything suddenly needs a $169 visit and a small part.
Ambleside and Dundarave are a different job. The older bungalows and the low-rise apartments along Bellevue and Marine Drive mostly have a single fireplace, the newer ones running on electronic ignition with a fan and a remote, and in some of them it is the main heat for the front room from October through March. A fireplace that runs six or seven hours a day for five months wears its small parts faster than one lit on weekends. The thermopile and thermocouple, the two probes that sit in the pilot flame and keep the gas valve open, are the usual first replacement on the older units. On the electronic ones it is more often the ignition module, the remote receiver, or the fan. The gasket that seals the glass hardens and lets room air into the firebox on both. All of it is standard gas fireplace repair work, and most of it shows up on a cleaning visit well before it turns into a no-heat call.
The $169 visit is the same on a 1995 Valor as on a fireplace installed last year. We shut off the gas, take off the glass, lift out the logs, and clean the burner ports, the pilot assembly, and the inside of the glass. We test the thermocouple and thermopile output, check the gas valve, confirm the vent is clear and terminates properly outside, check the fan and the wall switch or remote, and set the logs back in the exact position the manufacturer specifies, because a log sitting half an inch off its mark is the most common cause of sooting and a weak yellow flame. If nothing needs replacing, that is the service, and the unit is clean and safe for the season. If a part is failing, the repair is quoted before the work starts. The newer fireplaces in Ambleside, Dundarave, and the newer builds higher up use electronic ignition. A control module sparks the pilot each time the fireplace is turned on, which saves gas over the summer, and a remote or wall control runs the flame height and the fan. When one of these acts up it is more often the module, the remote receiver, or a wiring connection, and less often a mechanical part. The diagnostic on either type is the same $169, and on both we clean the burner and pilot, check the gasket and glass, and set the logs back where the manufacturer put them, and a log set that has been shifted out of position is often the only thing wrong with a fireplace that looks worse than it should.

In West Vancouver the usual cause is a thermopile producing too little voltage to keep the gas valve open once the main burner is running. The thermopile sits in the pilot flame, and a coating of soot or dust on it, or a pilot flame that has drifted off centre, drops the output enough that the valve closes. Cleaning the pilot assembly fixes some of them. Replacing the thermopile fixes most of the rest. The same symptom can also come from a loose wire at the valve, a wall switch with a corroded contact, or a remote receiver with dead batteries, and we check all of those before replacing anything. This one shows up most in the Ambleside and Dundarave homes where the fireplace runs every day through winter, because that thermopile has simply done the most hours.

The white film is a mineral deposit left by combustion, heaviest in the first few weeks after a new or freshly cleaned unit is lit, plus dust that gets baked on over the season. It comes off with a fireplace glass cleaner during the $169 visit and should not be touched with household glass sprays, which leave a residue that bakes on worse. If the haze does not come off, the glass has been etched, usually by years of deposits left in place, and the panel is replaced. We see etched glass most on the decorative fireplaces in the Dundarave and Ambleside apartments, where the unit is run for atmosphere more than heat and the glass is rarely cleaned. The gasket around the glass is checked at the same time, since a poor seal changes how the fireplace draws air and affects the flame.

A pilot that has been off since April sometimes needs a cleaning before it will stay lit in October, which is why the fall relight is the right time to book the $169 visit. If the pilot lights but goes out as soon as you release the knob, that is the thermocouple, and it is a small repair. On electronic-ignition fireplaces there is no pilot to shut off, and the unit uses no gas until it is turned on.
