Choosing a new furnace comes down to how you want the house to feel and how much you want to spend on gas. A two-stage furnace runs on a low setting most of the time and steps up to full output on the coldest days, so rooms hold a steadier temperature and the furnace cycles less. A variable-speed furnace adds a blower that adjusts its speed in small steps, which evens out the airflow to the rooms furthest from the furnace and runs quieter than a single-speed unit. Both are high-efficiency condensing furnaces that turn 95 percent or more of the gas into heat, compared with 80 percent or less from the furnaces most New Westminster homes are replacing. The biggest change in a furnace replacement here is how the new furnace vents. A mid-efficiency furnace sends hot exhaust up a metal or brick flue through the roof. A condensing furnace pulls so much heat from the exhaust that what is left is cool enough to run through plastic pipe, so it vents out a sidewall instead, with a second pipe bringing in fresh air for the burner. In the older houses of Queen's Park, Sapperton, and the West End, that means picking a spot on the outside wall for the two terminations that meets the clearances from windows, doors, and walkways, and running the pipe from the basement to get there. In Queensborough, where homes sit on a slab or a raised main floor with no basement, the furnace is already at wall level and the vent run is short. On install day the crew disconnects and removes the old furnace, sets the new one, connects the gas line, builds the vent and intake, runs the condensate drain to a floor drain or a small pump, fits a filter rack that takes a standard filter size, connects the electrical, and fires the furnace to check the gas pressure, the temperature of the air leaving the furnace, and every safety control before we leave. The old furnace and the packaging go with us. A new furnace does not come with new ducts, and in most New Westminster homes it does not need them. What it needs is a clean connection to the ducts you have. The supply trunk above the furnace and the return trunk beside it were built to fit the old cabinet, and the new furnace is almost never the same size. Our crew fabricates sheet metal transitions on site to join the new cabinet to the existing trunks without gaps, because a loose fit leaks heated air into the mechanical room instead of the house. No, and that is a good thing. A high-efficiency furnace vents through plastic pipe out a sidewall rather than up the old flue, because its exhaust is cool. The assessment picks the wall and the spot for the two terminations. In a Queen's Park or Sapperton basement the pipe usually runs a short distance to the nearest exterior wall; in a Queensborough main-floor installation it often goes straight out behind the furnace.
For most New Westminster homes a two-stage furnace is the right fit: steadier heat than a single-stage unit at a lower price than variable-speed. Variable-speed is worth the extra cost in larger homes, in homes with rooms at the far end of the ductwork that never quite warm up, and in homes with central air conditioning, since the same blower moves the cooled air in summer.
