A condensing boiler turns 95 percent or more of the gas it burns into heat for the house, against 60 to 80 percent for the cast-iron boilers under most of New Westminster's older homes, using a modulating burner that runs low and steady on mild days and only ramps up when the thermostat calls for more. That means radiators that stay warm instead of cycling hot and cold, a boiler you cannot hear from the next room, and a gas bill that drops the first winter. The radiators and the piping through the house are not part of the job; the new boiler connects to them where the old one did. Most of the radiator systems in Queen's Park, Brow of the Hill, and Sapperton run as a single zone: one thermostat, usually in the front hall, controlling heat for the whole house. In a three-storey house that means the top floor is warmer or colder than the main floor depending on the season and the sun. On installation day the old boiler is drained and removed, the new one is mounted or set in place, and the piping around it is rebuilt with the isolation valves, air separator, magnetic filter, expansion tank, backflow preventer, and fill valve from the quote. The new boiler vents in plastic pipe through the nearest outside wall, the gas and electrical are connected, the system is filled and the air is removed, and the boiler is fired and run through a full cycle with the radiators checked room by room. We take the old boiler away, and the new boiler is registered for its manufacturer warranty on your behalf. A combi conversion, where a hot water tank is also removed and the tap water is repiped to the new unit, can run into a second day, and the quote says so if it will.

Navien is the combi line, and it suits a townhome in Queensborough or Victoria Hill, a Sapperton house with one or two bathrooms, or any home where the boiler and the hot water tank share a tight basement corner and one wall-hung unit would free the space. A combi heats the radiators and the taps from the same box, so the tank goes and its floor space comes back. The trade-off is hot water flow: a combi serves one or two fixtures at once, which is fine for most households and not for a house running three showers in the morning. The assessment settles which line and which model, and the quote can list a second model for comparison.

No. Cast-iron radiators in a Queen's Park or Sapperton house are usually the longest-lived part of the system, and they suit a condensing boiler, which runs at lower water temperatures and puts out steady heat rather than blasts. The new boiler connects to the piping where the old one did. What gets replaced along with the boiler is the hardware around it: the expansion tank, the fill valve, the air separator, and any radiator valves that no longer close, and those are in the quote.
Heating-only if you have a separate hot water tank you are happy with, or a large house where several taps and showers run at once. Combi if the house has one or two bathrooms, the tank is near the end of its life anyway, or you want the space back. The assessment covers the water pressure and the number of fixtures, and the quote can show both options.
A like-for-like replacement is usually one day: the heat is off in the morning and the radiators are warm again by evening. A combi conversion, where the hot water tank comes out and the tap water lines are rerouted, can take a second day. Adding zone valves and thermostats adds hours, not days. A century of water moving through cast-iron radiators and steel pipe leaves rust in the system, and a new condensing boiler has narrow passages in its heat exchanger that rust will block. The magnetic filter sits on the return pipe just before the boiler and catches that rust before it gets there. On an older New Westminster system it is the part that protects the new boiler more than any other, which is why it is in every quote and not offered as an extra.
