A tankless water heater fires every time a hot tap opens, so its parts go through thousands of starts a year, and the ones that wear are the ones that manage each start. The flow sensor tells the unit water is moving, the igniter lights the burner, the flame rod confirms the flame, and the fan pushes the exhaust out. When one of them fails the unit either will not fire or fires and quits, and the display shows a code that points at the part. The other fault is scale, a lining that builds inside the heat exchanger over years. It shows up as water that is not as hot as it was, or as a unit that runs and shuts down. Our tankless water heater technician reads the code, tests the part, and quotes the repair before doing it. Descaling is its own job, quoted separately.
In New Westminster the tankless water heater arrived as a renovation upgrade. Through the 2010s, as Queen's Park, Sapperton, and West End houses were renovated, the tank in the basement came out and a wall-hung unit went in its place, vented out the sidewall in plastic pipe. The house got endless hot water for three floors of bathrooms and a free corner of the basement. Listings in those neighbourhoods still call it out as a feature. A new tankless water heater from us starts with a free estimate and a written quote. The unit goes on the wall where the tank stood, or on the nearest outside wall where the vent run is shortest, and the gas supply to that spot is confirmed at the estimate so the route is settled before the day. On installation day the old tank is drained and removed, the unit is mounted, the water and gas are connected, the vent and the intake are run through the wall in plastic pipe, a condensate drain is run to a floor drain or a small pump, and the unit is fired and set to your temperature. We take the old tank away, and the warranty on Navien and Rinnai units is registered on your behalf. Descaling is recommended over time on any tankless, less often on New Westminster's soft water, and it is quoted as its own visit rather than folded into anything else. Every tankless water heater has a minimum flow, the amount of water that has to move through it before the burner is allowed to light. On a Navien that is about half a gallon a minute; on a Rinnai a little less. Below that line the unit reads that as no demand and stays off, which is a safety feature, not a fault. It matters because many of the fixtures in a renovated New Westminster house are low-flow by design, and a bathroom tap opened partway or a rain showerhead on a low setting can sit right at that line. The result is a tap that runs cold until it is opened further, and it can look like the water heater is broken.
The diagnostic sorts the fixture from the fault. If the unit fires at a full tap and not at a partial one, the minimum flow is the explanation, and the fix is the fixture, the setting, or in some cases a unit with a lower threshold. If it will not fire at a full tap either, the flow sensor, the igniter, or the flame rod is the fault, and those are the parts on the truck. Scale in the heat exchanger can also lower the flow the unit measures, so a unit that has developed this problem slowly over a few years is often due for descaling. Each brand uses its own set of codes, and the key is in the manual or on a sticker inside the front cover. The common ones point to a burner that did not light, a flame that was not sensed, a flow that is too low, or a vent that is blocked. The code narrows the diagnosis, and the technician tests the part it points to before quoting, because the code identifies the step that failed and the part behind it still has to be confirmed.
Less often than in most places. New Westminster's water comes from the Seymour and Coquitlam reservoirs and is soft, so scale builds slowly. Descaling is still recommended over time, because the heat exchanger passages are narrow and any lining reduces the hot water the unit can make. It is a standalone visit, quoted on its own, and the technician can tell you from the unit's performance whether yours is due.
Every tankless has a maximum flow it can heat to a set temperature, and when the total demand passes it, the unit lowers the temperature to keep up rather than shutting off. On a unit sized for the house, a shower and a tap together are within range; a shower, a dishwasher, and a washing machine may not be. If it happens with one tap alone, the cause is more likely a flow sensor or scale, and that is a diagnostic. Yes. Recirculation is an option that keeps hot water moving toward the far bathroom so it arrives faster, either built into a Navien unit or added to any tankless with a pump and a return line. It is not something most homes have, and it is quoted as part of a new installation or as a separate job on an existing unit. We repair the pumps and controls on units that already have it.
Usually, yes. An igniter, a flame rod, a flow sensor, or a fan on a 12-year-old Navien or Rinnai is a repair that costs a small fraction of a new unit, and the unit has years left once the part is new. Replacement makes more sense when the heat exchanger itself is leaking, or when a unit has needed two or three parts in a couple of years. The repair is quoted first, and if a new unit is the better answer the technician says so and the free estimate gives you that number too.
