Nearly half of Port Moody's homes went up between the mid 1990s and 2010. Heritage Woods and Heritage Mountain above David Avenue, the Klahanie, Suter Brook, and Newport Village townhomes at the head of the inlet, and complexes like Quest and Mountain's Edge on the upper slope were all built with the high-efficiency furnaces of that era. A high-efficiency furnace has a second heat exchanger that pulls extra heat out of the exhaust, which cools the exhaust enough that water condenses inside the furnace and drains out through a trap. Those units are now 16 to 30 years old, past their original warranty and well inside their working life. A repair visit starts with the thermostat, the filter, and the ignition sequence, in that order, because that is where most faults show up. On a gas furnace the sequence is fixed: the inducer motor, a small fan, starts and clears the exhaust path; the pressure switch closes once that fan is moving air; the igniter glows; the gas valve opens; and the flame sensor, a metal rod sitting in the flame, detects that the burners are lit. Where the sequence stops usually leaves one or two possible parts, and we use the fault code on the control board to narrow it further. We test the part rather than guess, quote the repair before the work starts, and replace it from the truck when we have it. A furnace at 20 or 25 years is not automatically a replacement. Igniters, sensors, switches, and motors are all repairs, and on a condensing furnace so is a plugged condensate trap. The parts that make replacement worth looking at are the heat exchangers. A cracked primary heat exchanger or a failed secondary on a furnace that old usually costs more to fix than it is worth, and we will say so plainly and walk you through furnace installation in Port Moody on the same visit if you want to see the options. Short cycling is a furnace that lights, runs for a few minutes, shuts down, and starts again a short while later. Age on its own does not decide it. A 22-year-old furnace that needs a flame sensor gets a flame sensor. What moves a furnace toward replacement is a cracked or failed heat exchanger, a control board on a model whose parts are no longer made, or a pattern of two or three repairs in a single winter on a unit that is running at 80 percent efficiency when a new one runs at 96 or 97. Yes, and on a high-efficiency furnace more so than on an older one. Those are the same parts behind the short cycling and no-heat calls we take in December, and cleaning them in September or October is a shorter visit than replacing them in the cold. On a furnace that has run 15 or 20 winters without a service, the condensate trap is often the one part that has never been touched. Often, yes. In a three-level townhome or a two-storey home on a slope, the bedrooms are the farthest point from the furnace, and they are the first rooms to lose heat when airflow drops. A restricted filter, a blower motor running below speed because of a weak capacitor (the part that gets the motor spinning), or a blower wheel packed with dust will all leave the top floor short while the main floor feels fine. Those are furnace repairs. If the airflow at the furnace is right and the bedrooms are still cold, the dampers in the ductwork may need adjusting, which we can do on the same visit.
