A gas fireplace is one of those home upgrades that pays you back every single winter. Flip a switch and you've got real flame and instant warmth with no mess. In Metro Vancouver, where the rain keeps coming and the heating season runs seven months long, a good gas fireplace turns your living room into the warmest, most comfortable spot in the house.

Whether you're replacing a tired old unit or adding a fireplace to a home that's never had one, here's what a new gas fireplace installation actually looks like in Vancouver, what drives the cost, and what makes a real difference in the install.

Quick Answer: What a Gas Fireplace Installation Costs

A new gas fireplace installation in the Vancouver area typically runs $6,000 to $12,000 installed. That covers the fireplace unit itself, venting, gas line work, framing and finishing around the new unit, disposal of the old unit if applicable, and permits.

Where you land in that range depends on the type of fireplace, the model and style you choose, and how much work your home needs before the unit can go in. A straightforward insert replacing an existing gas fireplace lands at the lower end. A new installation where venting, gas line, and framing all need to be run from scratch pushes toward the upper end.

Every project starts with a free in-home estimate where we walk through your space, your existing setup, and the options that fit your home before any work is quoted.

What Drives the Price Up or Down

Insert vs full installation. A gas fireplace insert slides into an existing masonry or pre-fab fireplace opening. Venting often runs up the existing chimney chase, gas line is usually already close by, and no framing work is needed. A new installation in a wall that currently has nothing costs more because we're running venting through the wall or roof, extending a gas line, and framing and finishing the new opening.

Model and style. Gas fireplaces range from straightforward builder-grade inserts to large contemporary linear units with premium features like LED backlighting, custom media (driftwood, river rocks, glass), and thermostat-controlled remotes. Higher-end models also tend to require more precise venting and finishing work, which adds to the install scope.

Venting requirements. Direct vent gas fireplaces (the most common type now) need a sealed venting system that runs through a wall or roof. The complexity and length of that venting run affects the price. A fireplace going on an exterior wall with a short horizontal vent is simple. One on an interior wall that needs venting routed up through two floors to the roof costs more.

Gas line work. If your home already has a gas line near the install location, connection is straightforward. If the line needs to be extended from across the house, or if your gas supply needs to be upgraded to handle the additional BTU load, that adds to the scope. Homes in older neighbourhoods across Burnaby, Coquitlam, and parts of Vancouver sometimes need a gas line upgrade to accommodate both a new fireplace and existing appliances like the furnace and water heater.

Framing and finishing. This is the part people don't always think about. If you're adding a fireplace where there wasn't one before, the opening needs to be framed, drywalled, and finished. If you want a tile surround, stone veneer, or a custom mantel, that's additional work (often handled by a separate trade, though we coordinate the mechanical portion with whoever is doing the finishing).

The Brands We Install (and Why Regency Stands Out)

We install every major gas fireplace brand, including Napoleon, Montigo, Valor, Heat and Glo, Majestic, and Enviro. They're all solid manufacturers and we're comfortable quoting any of them based on what fits your home.

That said, we're an authorized dealer for Regency, and it's the brand we most often recommend.

Regency was founded in Vancouver in 1979 and still manufactures locally at their facility in Delta. Beyond being a Lower Mainland based company, they have one of the widest and most customizable lineups in the industry, from traditional inserts to contemporary linear units, with flexibility on media (driftwood, stones, glass), trim, interior panels, and other finish details. For homeowners who want the fireplace to fit the room rather than settling for a stock look, Regency gives us the most options to work with.

As a certified dealer, we register every Regency installation with the manufacturer on your behalf, which activates their limited lifetime warranty and gives us direct access to genuine OEM parts if service is ever needed down the road.

If you're not sure which brand fits your project, we walk through the options during your free in-home estimate.

Insert vs New Installation: What Applies to Your Home

Gas fireplace insert. This is what fits into an existing fireplace opening, whether it was originally wood-burning or an older gas unit that's been pulled out. Inserts are the more affordable option because most of the infrastructure (framing, chimney chase, often the hearth and surround) is already there. If you have an old gas fireplace that's not performing well anymore, an insert is often the cleanest upgrade path.

Common scenarios where an insert is the right answer: older homes across Vancouver, New Westminster, and North Vancouver with original masonry fireplaces, and 80s/90s homes across Surrey, Coquitlam, and Port Coquitlam with aging original gas fireplaces that are due for replacement.

New gas fireplace installation. This is adding a fireplace to a wall that currently doesn't have one. More expensive because venting, gas line, framing, and finishing all need to be done from scratch, but it opens up design possibilities that an insert can't match. Modern linear fireplaces, corner installations, and see-through units that share two rooms all fall into this category. Popular in newer homes across Langley, Richmond, and Maple Ridge where homeowners are renovating living areas and want a fireplace as the centrepiece.

Venting and Gas Line Considerations

Modern gas fireplaces use direct vent technology, which means combustion air comes from outside and exhaust goes back outside through a sealed pipe. This is a big improvement over older B-vent systems because it doesn't pull heated air from your home, doesn't require a traditional chimney, and can be installed in locations that older systems couldn't handle.

The venting runs either horizontally through an exterior wall or vertically up through the roof. Horizontal is simpler and cheaper. Vertical becomes necessary when the fireplace is on an interior wall or when the layout doesn't allow a straight horizontal run.

Your gas line needs to deliver enough BTUs to run the fireplace without starving your other gas appliances. A typical gas fireplace runs 20,000 to 40,000 BTUs. If your home's gas line is sized right for the furnace and water heater but not with extra capacity, adding a fireplace may require a line upgrade. We check this during the in-home estimate by looking at your existing line diameter, meter capacity, and the combined BTU load of all your gas appliances.

Permits and Certification

Gas fireplace installations in British Columbia are regulated under Technical Safety BC, and the work needs to be performed by a licensed gas fitter. Depending on the scope of the install, a gas permit may be required. We handle the paperwork, pull permits where needed, and make sure the work is inspected and registered properly.

Our installations are performed by licensed gas fitters with over 20 years of experience across the Lower Mainland. The paperwork side is something you don't need to think about, we handle it as part of the job.

Three Things to Ask Before Signing

1. Did you do a free in-home estimate? A rough range over the phone can help you plan, but the accurate number comes from a site visit where we see the wall, the venting route, the gas supply, and the space the fireplace is going into. We do free in-home estimates on every fireplace installation.

2. Are you a licensed gas fitter? Fireplace installation involves gas work. The person doing the install needs to be licensed. Ask for the licence number if you want to verify. Our installations are performed by licensed gas fitters with Technical Safety BC.

3. What warranty comes with the unit? Manufacturer warranties on gas fireplaces vary significantly by brand. Some offer 5 years on parts. Regency offers a limited lifetime warranty on core components. Ask what's covered, for how long, and whether the contractor registers it on your behalf. We register every installation with the manufacturer at the time of install so your coverage is maximized from day one.

Frequently Asked Questions

How long does a gas fireplace installation take?

A straightforward insert installation is typically completed in one day. A new fireplace installation with venting, gas line, and framing work usually takes one to two days for the mechanical portion, plus additional time if custom finishing (tile, stone, mantel) is part of the scope. We outline the full timeline in your written estimate.

How much does it cost to run a gas fireplace?

Gas fireplaces are efficient heat sources. A typical unit running for 4 to 5 hours on a winter evening uses roughly $0.50 to $1.00 of natural gas depending on BTU output and current FortisBC rates. For most households, running the fireplace regularly adds $20 to $40 per month to the gas bill during heating season, and often reduces the amount of work your main furnace has to do because you're heating the room you're actually in.

Do I need a chimney for a gas fireplace?

No. Modern direct vent gas fireplaces vent through a sealed pipe that can run horizontally through a wall or vertically up through the roof. No traditional chimney required. This is part of why gas fireplaces can be installed in homes and locations that wood-burning units can't work in.

Are there rebates available for gas fireplace installations?

Rebate programs for gas fireplaces are limited. FortisBC has occasionally offered rebates on high-efficiency natural gas fireplaces, and program availability changes regularly. We check current eligibility during every estimate so you know what applies before committing.

What's the best brand of gas fireplace?

Depends on your priorities. Regency is our most recommended brand, it combines local Vancouver manufacturing, the industry's best warranty, long-term reliability, best-in-class customization options, and design quality that holds up in both traditional and contemporary homes. Napoleon, Montigo, Valor, Heat and Glo are all nice options as well, and we install them when they fit a project better. We'll walk you through the choices during your estimate.

Can I install a gas fireplace myself?

No. In British Columbia, gas fireplace installation needs to be performed by a licensed gas fitter. Even if you have DIY experience, the gas connection, venting, and combustion safety verification require certification. For any home with a secondary suite, rental, or strata designation, a licensed gas contractor is mandatory.
